Getting a big price
for a small home
in one week.
A Case Study – 56 Grierson Rd, Toronto
The Challenge
Our sellers needed to sell their home, and they needed to sell it fast.
One of the owners got word that they were relocating to another province out west.
Within 1 week, they needed to get their home prepared, staged, and sold.
The Lay of the Land
A starter bungalow in a dry market.
This home was a starter 2 bedroom, 2 bathroom detached bungalow in a convenient Toronto neighbourhood. Most homes were sitting on the market for well over 2 weeks, with very little traffic. This home needed high traffic to get good offers from the best buyers, and fast.
How we sold this home
1. Calculated
Strategy
We knew this home was going to be most attractive to price-savvy, design-oriented first time homebuyers, so we targeted our efforts to appeal to them. To refresh the home we coated the walls in a coat of modern light paint, replacing key light fixtures and staging the home to add a mid-century touch.
2. Leading
Marketing
This home needed to be seen by the most first-time homebuyers. We brought in our professional photographer to capture the home well. Then we used a custom website, targeted Facebook Ads and print campaign, an MLS listing and SAGE’s international exposure to reach the most potential buyers.
3. Uncompromising
Service
In this short timeline, our sellers needed a lot of help. Our whole team came in to assist with design, cleaning, painting, staging and even helped with arranging a notary for them to sign documents in their new home out-of-province.
The Result
Within 2 days on market, this home was sold firm at a neighbourhood record!
High price, quick close, and satisfied sellers. The buyer did end up being a first-time homebuyer, and our sellers were delighted that we could get a high price for this small home.
